Home Information Packs (HIPs)
The amounts charged for our Home Information Packs are displayed on our web site or can be communicated via email or by telephone. To make a Payment for our Home Information Packs you may order on-line via our web site or by sending a cheque to our offices.

Cancellations will incur an administration fee of £25 + VAT when an Energy Assessor has not visited the property for which the Home Information Pack has been ordered. If this visit has taken place there will be an additional £50 + VAT cancellation fee. In addition you will also be liable for any charges made to us for third party services required to obtain the necessary documents contained in the Home Information Pack.

We reserve the right to refuse to accept or cease an order for the compilation of a Home Information Pack. This does not affect your statutory rights as a consumer or under the “Home Information Pack Regulations".

The Information you provide us will form part of the Home Information Pack. The Home Information Pack will be relied upon by third parties. You must ensure that all the information provided by you is factual, correct, accurate, complete and valid.

The documentation included in a Home Information Pack may be obtained from third parties. The HIP Provider shall use all reasonable endeavors to obtain any such documents from suitably qualified and experienced third parties. The HIP Provider cannot be held liable for any errors/omissions in any such document or any delays caused as a result of late receipt of any of these documents or certificates.

Home Information Pack Costs
The cost of a Home Information Pack will vary due to your location. This is due to Local Authorities and Water Authorities charge different amounts for their services depending on where you live.

The cost of an Energy Performance Certificate can also vary due to the location of your property.

The average cost of a freehold Home Information Pack is £343.85 including VAT. The average cost of a A leasehold Home Information Pack is £366.85.

You will always be presented with a full illustration detailing the total cost including VAT of your Home Information Pack prior to making a payment.

Delivery of Home Information Packs
Home information packs are delivered electronically via our viewing portal. An email containing the HIP number and a password will be issued along with the URL of the viewing portal.

We aim to complete home information packs within 7 working days, however, as we rely on 3rd party search providers this time scale can not always be achieved. If we are unable to complete your home information pack within 7 working days we will contact you by either telephone, letter or email to inform you of the delay.

Complaints
IFA conveyancing is committed to delivering a quality service at all times. However we do accept that occasionally things can go wrong. If you are dissatisfied with any aspect of the service you receive from IFA conveyancing we would like to hear from you. Equally, if you are pleased with the services offered, or have a suggestion on how we might improve our services, do let us know.

We need to know the exact nature of your complaint. Please provide as much information as possible about the service provided, the individuals or department involved and why you felt the service we offered did not meet your expectations.

How to lodge a complaint
You can make your complaint in whatever form is most convenient to you. You can telephone and speak to the appropriate member of staff. If you do not know who you should talk to, our Receptionist will help. Alternatively you can write to, fax or email the Complaints Administrator at:

If you telephone us, the complaint will be logged. Whoever takes your call will attempt to resolve the issue for you there and then. If you are not satisfied with the response you receive at this stage you can submit a formal complaint in writing.

We will send a written acknowledgement within 5 working days of receipt of a complaint, giving the name or job title of the person handling the complaint within the firm. At the complainant’s request, we will liaise with counseling services or anyone formally acting on the complainant’s behalf.

Within 20 working days of receiving a complaint, we will send the complainant either: our final response; or a holding response which explains why we are not yet in a position to resolve the complaint and indicating when we will make further contact (which will be within 40 working days of receipt of the complaint).

By the end of 40 working days after receipt of a complaint, we will send the complainant either: a final response; or a response which explains that we are still not in a position to make a final response, giving the reasons for the further delay and indicating when we expect to be able to provide a final response and; inform the complainant that they may refer the complaint to the The Property Ombudsman scheme (TPOs) implemented by the PCCB, as amended, varied or modified from time to time (Annex D), if they are dissatisfied with the delay.

Where within 40 working days of receiving a complaint, we will send the complainant a written response which: offers redress or rejects the complaint and gives reasons for doing so, informs the complainant how to pursue his complaint with us if he remains dissatisfied, refers to the availability of The Property Ombudsman scheme (TPOs) if he remains dissatisfied with our response, and indicate that it will regard the complaint as closed if it does not receive a reply within 40 working days.
